Commercial-Scale Lighting & Electrical Upgrade — Case Study (Very Large Dorset Property)

Introduction

Dorset Electrical Solutions recently completed a comprehensive lighting and electrical upgrade for a very large, special property in Dorset. Although the project took place in a residential setting, the scale, complexity and standards required commercial-style planning and delivery — the same approach we apply across our commercial and large-scale residential contracts.

This case study explains what we did, the challenges we managed, and why our capability to operate at commercial scale sets us apart.

Project Overview

This project covered the main living spaces, kitchen, library, hallways, utility areas and exterior works. The scope included full lighting design and installation, multi-way dimming systems, bespoke switchgear, LED strip installations, exterior PIR lighting and provisioning for gate and automation feeds.

High-Level Deliverables

  • Commercial-style site coordination and access planning

  • Recessed spotlights, pendant fittings and multi-zone dimming modules

  • LED strip lighting in joinery and bookcases with concealed drivers

  • Exterior PIR-controlled lighting with manual override and SWA gate feed

  • Socket relocations, electronic blind feeds and smart control options

  • Documentation: EIC notes for amended circuits and handover materials

Why This Project Demonstrates Our Commercial Capability

Large properties often require the same level of organisation, safety planning and technical competency as commercial sites. On this project, we employed full site surveying, access management, trade coordination and robust cable-routing strategies — delivering a finish that met both aesthetic and functional requirements.

Our Approach to Large Contracts

  • Detailed site surveys and risk assessments

  • Coordination with other trades to minimise disruption and ensure finish quality

  • Commercial-grade cable routing and containment solutions (including SWA where required)

  • Professional documentation and compliance checks for altered circuits

These capabilities make us an ideal electrical partner for developers, commercial property owners and clients with complex electrical requirements.

Featured Installations & Design Highlights

Kitchen & Dining

A tailored mix of recessed spotlights for focused task lighting and pendant fittings above the worktop and dining area. A 6-way smoked-bronze grid plate was populated with dimmers to allow zoned control for cooking, dining and entertaining.

Library & Joinery Lighting

600mm LED strips housed in aluminium profiles were installed in recessed bookcases to create depth and highlight the joinery. Transformers and drivers were concealed in adjacent cupboards to preserve the clean aesthetic.

Day Room & Lounge

Floor-level pin lights by the window, bespoke wall lights and wireless switching systems were used to introduce layered lighting while avoiding unnecessary disruption to finished surfaces.

Hallways, Landing & Stairs

Ceiling and wall lighting was repositioned and upgraded to improve circulation lighting and safety. Where required, access points were created for cable runs and coordinated with trade partners for making good.

Exterior Works

PIR-controlled exterior lights with internal override switching provide both security and convenience. A 250-metre run of 10mm SWA was specified to future-proof the gate feed — an installation standard aligned with larger, commercial projects.

Challenges & Our Solutions (Practical, Non-Technical)

Large properties often include a mix of construction types and hidden obstacles, such as dot-and-dab walls, chipboard flooring systems and complex joist layouts. We addressed these challenges through careful planning and targeted access methods.

  • Limited floor and ceiling access: Strategic access points were created where required and finished neatly. Where larger access was necessary, this was coordinated with other trades.

  • Cable routing across joists: Where fishing was not possible, minimal access points were used to drill and route cables discreetly.

  • Aesthetic consistency: Smoked-bronze accessories and concealed transformers ensured the electrical work complemented the interior design throughout the property.

Benefits to the Client

  • Commercial-grade project delivery: Thorough planning, coordination and compliant installations

  • Improved functionality: Enhanced task lighting, intuitive dimming and smart control options

  • Future-proofing: SWA gate feed provision, modular dimming systems and clear documentation

  • Aesthetic integrity: Clean finishes with concealed components and consistent accessory styling

Our Process — Large & Commercial Projects

  1. Initial consultation & scope — understanding requirements, budgets and design intent

  2. Detailed site survey — mapping routes, identifying access constraints and planning works

  3. Coordinated project planning — scheduling access, trades and materials efficiently

  4. Installation & quality control — commercial-standard cable routing, containment and commissioning

  5. Handover & documentation — EIC notes, user guidance and ongoing support
