Compliance: what an office actually needs

Three things come up on nearly every enquiry:

  • Fixed wiring inspection (EICR). Commercial premises are typically inspected on a five-yearly cycle, more often in higher-risk environments. Your insurer or landlord may specify the interval — check the lease.
  • Emergency lighting. Requires monthly function tests and an annual full-duration test, recorded in a logbook. We can take this on as part of a maintenance contract.
  • Fire alarm servicing. Normally serviced at six-monthly intervals under BS 5839.

If you are not sure where you stand, we can inspect and tell you plainly — including telling you everything is in order, which is often the answer.

Maintenance contracts

Plenty of our office clients would rather not think about any of the above. A planned maintenance contract covers the scheduled testing and certification, and gives you a number to ring when something fails. We also do reactive call-outs if you would rather keep it ad hoc.

What it costs

Office work varies too much for a price list — a lighting upgrade across one floor is a different job to a full fit-out with new distribution. What we will do is survey properly and give you a fixed price, itemised so you can see what is what, with any provisional sums flagged rather than buried.
